Having already been through the process of buying our permanent home in Crete, we have first-hand experience of the problems encountered in finding your dream home, going to numerous estate agents, visiting inappropriate properties, trying to find English speaking lawyers, trying to convey to the non English-speaking builder what we wanted done. 
We moved to Crete in May 2003 and it was not until September of that year that we found the right house for us after many visits to different estate agents and viewing lots of properties, a lot of them inappropriate to our needs. An example of what can happen is that one of our main specifications was that we wanted to be close to the sea, so why were we shown properties in the mountains, 10 kms. from the sea?

We want to save you from as much of this as possible by trying to match you to houses, villas, apartments, or plots of land you wish to buy. If it is a plot of land you wish to buy, then we will try to match you with a builder you feel you can trust and whom we know personally. Certain builders specialise in stone houses, so if you want to build a stone house off-plan, we can't do it for you, but we know a builder who can!

We are not estate agents. We act more like a filter system for you, weeding out houses and plots of land that are unsuitable for your needs, so that when you arrive in Crete for viewings, you only look at properties that exactly fit your specifications. We also act as introduction agents, introducing you to local builders that you may not have found on the web

If you are only interested in new homes, then we will only look at new homes. If you intend to renovate an old property, that is what we will look at for you, and try to find out the approximate costs of building works to fit your requirements. If it is rental potential you are after, that is what we will look for. Whatever your requirements, in a village, solitude, close to the sea, higher up for better sea views and so on, we will only look at properties or land that match these requirements.

We will then find a range of properties that match your requirements We are independent of any real estate agency or building company, which means that you can be assured that we will not try to promote one property above another and the properties or plots of land may be from more than one estate agent or builder.

For each property we think matches your requirements, we will personally view the house (if we haven't already) and give you a detailed report of the condition it is in now, what we think of the views, and supply you ideas and costings for any renovations, based again on your requirements, on how you can turn this house into your dream home. We will not embellish the report to make it sound better than it is. Everything we write will be either hard facts or our own personal opinion.

If you then decide you would like to view any of the properties, we can arrange an itinerary that suits your needs, not the estate agents or the builders. 

We do not charge a fee for our services because, as we work in conjunction with estate agents and builders to actually reduce their workload. We are paid out of their commission for the sale.

The best way for us to help you is to email us directly to save you trawling through the property list. If you want to be a trawler to get an idea of what might be available for your budget, we have listed a range of properties and plots available from a number of real estate agents and builders and most of the property descriptions are taken directly from the estate agent's site . These are all available from the menu bar along the top of each page. Do not be discouraged by the "10 km from Kissamos", "3 km from Kissamos" locations - we know where these properties are. Believe it or not, the estate agents will not allow us to put the village name on the property for fear of poaching by other estate agents!

We do not cover the whole of the island, only West Crete, from Chania and the Akrotiri peninsular to the west coast. 

The only area we cover east of Chania is the Apokoronas region and only then because a certain English company ensures that the plots of land they sell have a clean title - because they have bought the land themselves and simply re-sell it, saving you a lot of hassle.
